Conservation Development
The Braun & Associates team serves as a resource to
the landowners and developers of real estate that are interested
in exploring an option that can reduce costs, decrease construction

utilizing the concepts of conservation development. Conservation
development is an alternative to conventional development
practices, in which major portions of a project are retained
in an undisturbed natural condition while producing a very
competitive economic return on the balance of the land that
is developed. Braun & Associates designed a systems
approach specifically for conservation development that
utilizes an established network of the disciplines unique
to this concept.
Braun & Associates works closely with
clients to tailor covenants and restrictions which achieve
the unique conservation and community goals of each project.
The firm also incorporates the Property Owners Association
(POA) and drafts the accompanying Bylaws to ensure seamless
long-term maintenance of the project goals. A Wildlife Management
Property Association is separately incorporated (or included
in the POA) to manage the conserved open space.
In every case, Braun & Associates
works with the county appraisal district to ensure the most
favorable tax treatment. We also consult throughout the
project with the entire team and assist on any other issues
of regulatory compliance. Finally, the Braun & Associates
team carefully crafts a conservation easement for each project
through a planning, negotiating and drafting process in
which the clients’ interests are always protected.
